1) Transaction Tips 2) Tower Transformation 3) Treasury Truths

1. Transaction Tips

Get in the habit of adding brief memos to your transactions in QuickBooks. A simple note like 'Client lunch - Smith project' or 'Office supplies - printer ink' takes 5 seconds but saves hours of head-scratching later when you're trying to remember what a transaction was for. Your future self will thank you.

2. Tower Transformation

There's life in the Humana Building downtown.

Shhheewwww.

It sounded like another office building was going to be vacant and would surely sit empty for the foreseeable future. Another wasted piece of real estate in what should be a vibrant, coveted location in the heart of downtown Louisville. However, that's not the case.

The Courier Journal reported last week the tower will be transformed into a "dual-tower, 1,000-room hotel." That's 525,000 square-feet of space on Main Street that will be seeing new life. Shoutout to Mayor Greenberg and the project's other stakeholders for seeing that as an opportunity rather than a burden and making the most out of it.

P.S. for those of you wondering why does Louisville need more hotel rooms, someone once told me there is a "Beige Book" for hotel development and Louisville is still short the demanded supply. If anyone knows any more about this I'd love to hear more. If you aren't familiar with the Beige Book, Google it.

3. Treasury Truths

I think I'll be writing about this for the rest of my days.

If it's Jerome Powell's fault that interest rates are so high, then shouldn't they have dropped when Trump appointed his successor? Surely the bond markets would then trade the rate down knowing this guy will cut the overnight rate...right?

Wrong. 10-year is still chugging along, yielding just a hair above 4.2%. It may actually be higher since the announcement (please fact check me). Maybe it isn't the Chairman of the Fed who decides borrowing costs after all.
